Every time I’m around the top of Daley Road during the day I’m struck by the number of zombie types staggering around. There are nice parts and good restaurants etc right by but I don’t think it’s as gentrified as Leith.

I had a laugh that the Dalmeny Bar is now a tapas place. I was in there once and there was a guy in his 50s, wearing a shellsuit , absolutely hammered, wrestling a staffie on the floor. Seemed like the regulars considered it a fairly normal day.
 

 

It's a slow process and gentrification had to roll down Morrison Street before it even started on Dalry

You knew Dalry was going up in the world in the '90s when they demolished the Clock inn to build a Lidl

Now there's a specialist Iberian Ham shop, a gluten free bakery and a french language amateur dramatics group

Although as soon as you get past Lidl there's a bookies, a tanning salon  and a Chinese take away that, to be honest, doesn't inspire confidence from the outside

You can  get about twice that distance down Leith Walk before get to the equivalent point where you run out of ethically sourced artisan cup cakes.

Main street where my folks stay has 3 bookies on it with another 4th one further down the road at the edge of an industrial estate.

I've always been surprised Dalry hasn't gentrified more than it has done given it's location. It's had 3 or 4 decent restaurants for a long time doesn't seem to have changed much imo.

Traditional 1 bed Gorgie flats seem to be getting pricier though now the Leith equivalents are getting too expensive. They're in high very high demand here due to location and relatively cheap home report value but often end selling at 20-30% over.

One thing about Edinburgh is you get little pockets of places taht are a bit mental - Westfield AVenue in Gorgie has a bad reputation and is apparently a bit of a dumping ground and Northfield over by Portobello is the same.  We had friends who lived in Northfield and they had to leave because the anti-social behaviour was so bad, a few really bad families ruining an estate.  Literally just round the corner thoughand you are fine.

Property prices in Edinburgh are bonkers in general. Finding anything below £600 that isn't a flat share or HMO is nigh on impossible. Even the commuter belt in East/Mid Lothian isn't much better.

Given that the average property price in Edinburgh is currently £296,246, I would agree that £600 won't get you much.

We bought our house in 2013 and according to Zoopla it’s gone up in value by 40% since then. That seems a bit steep to me but if we sell it for the same price as the house next door to us it’ll have gone up in value by 25%.

It just seems crazy. My wife wants to move to somewhere else in Edinburgh but I am open to moving out of town and getting somewhere cheaper. Just seems unsustainable. We rented up until 2013 and were paying £575 a month, I just searched for similar flats to ours and it’s all around £900/month.

Zoopla's hit and miss imo but 40% since 2013 isn't unthinkable if it's an actual house you have and it's close to the centre or close to quick Lothian Bus connections.

Can't see me moving far from where I am anytime soon although we could cash out massively moving outer city.  We've got a nice 2 bed flat in Leith, could rent it out for over a grand a month easily which is ridiculous.  Wouldn't fancy being fresh out of uni in a decent job and trying to buy here.

I'm calling bollocks on that or dodgy sampling. Must be some wealthy commuters or heavily influenced by Kilmacolm/Inverkip.

Is it mean income? That could easily be skewed by some big earners. Median income would be a better comparator. I had a quick look, but I couldn't see the statistical methodology.

My flat went up 30% in 5 years, was pretty sad to sell it as the rental value woulda been shit hot like you said.
